Even before the Great Recession, all was not as sunny as it seemed in New York City. For the lucky minority, the boom years of the 1990s and 2000s were glorious times. As the twin forces of financial deregulation and corporate-friendly tax policies loosened the economic floodgates, Wall Street surged, lifting all yachts if not all boats. Between 1990 and 2007, average Wall Street salaries (including bonuses) ballooned nearly 112 percent, from just over $190,000 in 1990 to more than $403,000 in 2007, according to a startling new study by the Fiscal Policy Institute. During the same period, the top 5 percent of income earners—those making more than $167,400 a year in 2007—nearly doubled their share of the city’s total income, from 30 percent to 58 percent.



But for the remaining 95 percent, life was not so charmed. As unions came under assault, the minimum wage stagnated, manufacturing jobs were shipped overseas, New York’s poor and working class struggled, and its middle class wasted away. As the Fiscal Policy Institute study shows, the median hourly wage shriveled 8.6 percent between 1990 and 2007. The gap between rich and poor yawned wider—while the rich claimed ever larger chunks of the pie, the poorest 50 percent claimed less than 8 percent of the city’s annual income and the once robust middle claimed just above 34 percent, earning New York the honor of being the most unequal large city in America.



“If New York City were a nation, it would rank fifteenth worst among 134 countries with respect to income concentration, in between Chile and Honduras,” writes James Parrott, chief economist for the Fiscal Policy Institute, in his report “Grow Together or Pull Further Apart? Income Concentration Trends in New York.”



Such was the world that existed before the recession even struck, and it bore an uncanny resemblance to the Big Apple on the eve of the Great Depression, when the gap between rich and poor was epicly wide. New Deal policies helped usher in an age of unprecedented (if still relative) equality after the Depression, but it seems unlikely that the same result will come from this meltdown. In fact, it seems to be exacerbating inequality.



The reasons for this are many and tangled. They lie in the foreclosure crisis, which fell disproportionately on minorities. They lie in the fact that the hardest-hit industries—construction, manufacturing, retail trade and administrative support services—were those that employed the poor, the working classes and struggling middle. They lie in the apparent willingness of professionals and managers to slash everyone’s job but their own (Andrew Sum found no net loss in the combined number of managers and professionals employed in the country during the recession). But fundamentally, the reasons lie in policy: in a bailout that went too far and a stimulus that didn’t go far enough.

I would like the following points regarding MERS to be clear to all:


1) It’s not a PAPERWORK issue – it’s an OWNERSHIP issue. Whenever we see the word ‘paperwork’ describing the MERS scam, we should know that the correct word is ‘ownership’.


‘Paperwork’ is defined as: written or clerical work, as records or reports, forming a necessary but often a routine and secondary part of some work or job.


That is not the issue with MERS. The issue is one of fundamental ownership – which is determined by signed and recorded paper.


2) The most significant and basic nature of the MERS scam has not been discussed. It is, quite simply, that the obfuscatory nature of the MERS system allows the originating lender to sell the initial mortgage MORE THAN ONE TIME. I will demonstrate the implications with a simple example.


Now, it may never be possible to prove that the same mortgages were sold repeatedly. In fact, because of the very nature of MERS, it is likely that it would not be possible to show clear evidence. The point is, however, that by flaunting the existing, centuries-old state property laws, MERS allows for this to happen. It does not guarantee that it happened but it allows for it to happen. It may well be the real reason the chain of titles were broken and the ‘paperwork’ has all gone missing.


An example of the situation MERS allows and the financial implications:


Consider a pre-MERS/pre-securitization scenario for a real estate loan. Bank A originates a $500,000 loan. The $500,000 is used to pay the seller of the house. In exchange, Bank A will receive monthly payments for the next 30 years at (for example) 6 percent. If Bank A decides that it does not want to collect small amounts each month, then it may sell the rights to the bank that will pay them the highest price, Bank B. For whatever reason (its own belief on what constitutes a ‘good interest rate’) – Bank B may pay $525,000 for this loan. The assignment of the loan is done based on the stable, ancient property laws of the state, and Bank A has then made $25,000 profit on this transaction. Bank B then owns the loan and there is no ambiguity.


It would be hard to imagine Bank A being tempted to then sell the exact same loan to Bank C. The reason is that there is very clear evidence at the county recorder’s office that the loan was already sold to Bank B.


Now consider the same situation with the MERS system in place.


Bank A makes the same original loan for $500,000 which is used to pay the seller of the house. Now, when it is interested in selling this loan to the highest bidder, Bank A realizes that because the way things operate now (regardless of state laws), it will not be selling the loan directly to another bank (Bank B above). Instead, it has become customary for Bank A to ‘bundle’ hundreds of loans together and sell them all to ‘investors’ who are probably made up of entities such as mutual funds, city governments, foreign governments, etc. Each of these entities likely represents many people’s money – none of whom really have any idea of which individual loans they are purchasing.


Well, after all the bundling and selling to entities and stuff, it may turn out that, on average, Bank A gets $525,000 for each loan – and so in that way it made the same profit.


In this scenario it is not at all hard to imagine Bank A being tempted to sell this same loan again. Unlike before, when there was ‘Bank B’ and ‘Bank C’ and very clear records at the county recorder’s office, there is no ‘Bank B’ but only a mish-mash of bundled loans sold to investors/entities who do not know which loans they have bought — and by the way — the documents have been ‘lost’. In this scenario, it is all too tempting to sell this same loan to the securitized version of ‘Bank C’ – which is the same loan bundled with hundreds of other loans – sold to vague entities who do not know what they have really bought.


Comparing the two scenarios, one might think that Bank A has just doubled its profit. It has just sold the loan twice after all. Wrong! In the second scenario, Bank A has made more than 20 times its profit. In the original scenario, Bank A’s profit is ($525,000 – $500,000) = $25,000. Of course, if the loan is fraudulently sold a second time, then all of the $525,000 from that sale would be (illegal) profit because there would be no transfer of $500,000 to the original seller of the house, as was done with the initial loan. Therefore, Bank A’s profit would be ($25,000 + $525,000) = $550,000.


Bank A has increased its profit by 22 times simply by bundling/schmundling. Is that possible to prove? Probably not, given the destruction of so many documents and the entire system of banks/lawyers/politiicans/lobbyists, etc. But it is not necessary to prove any of this. It is only necessary to realize that the system allows for this, it encourages it, and it is likely the key driving dynamic to all we are seeing unfold. It is far more likely than the latest explanations in the media that banks “wanted to evade fees at the county recorders’ offices”.


It explains why we are where we are. The remedy, of course, is to adhere strictly to the state property laws which have been the same for centuries. These laws require clear, recorded, signed documents which do not allow the above confusion to exist. The courts must simply enforce these laws and let the chips fall where they may. If past foreclosures need to be voided, then so be it.

The idea of making money on the internet - and just maybe, making your computer pay for itself - is one that will quickly grab anyone's attention. If you do a simple Google search for money making you will get flooded with millions of results, however with a little common sense and some investigation, you will find that most are in fact NOT credible business or money making opportunities. The thing to keep in mind here, however is that many of these "money making opportunities" are actually scams where they will charge you a small "initial fee" of some sort in exchange for allowing you access to their database of job opportunities. In reality however, once you have paid the fee, you find out that you actually are not getting what you have paid for.

However, there is money to be made online! The catch is, you do have to work for it. One of the most important things to remember when looking at a money making opportunity is to check the source out thoroughly. Do they belong to the Better Business Bureau? If so, what kind of rating and reputation do they have with them? If they do belong to the bureau and do not have a good reputation with them, stay away from the site!

Many of these web sites will redirect you to a page telling you how to "sell others these money making secrets", but never actually tell you what they are. These sites are a type of online pyramid scam. When researching online money making or work at home opportunities exercise extreme caution. One good rule of thumb to remember is that if it sounds too good to be true, it usually is!

One of the few sites that actually does allow you to make money online (if you put forth the effort to write and rate) is Helium. This site allows you to write short articles for both their existing "channels" and topics, or create new topics and write articles for them. The articles are rated using a peer review system - this means that each time you write and publish an article here, you will also be expected to rate other's articles as well. This, will in turn, help your articles rise in ranking - and earn you more income. The income is small here, and it does take time to build up a decent one, but with a little effort it is worth the time. One really nice thing about this site is the fact that your articles will keep earning you a small income. The more articles you have here, the larger the income potential.

You can also earn a small amount with a Google Adsense account and either a web site or blog. The Adsense account is free to open, and it allows you to place Google ads that are relevant to the content of your site right on your web pages. You will earn a pay per click percentage each time someone clicks on your ads. Use caution, however, repeated clicking on the ads - or clicking them yourself - can cause your account with Google to be terminated, and you will not be able to get another one. This method will take time to build up to a decent income level as well, but if you keep your web site or blog filled with good current content, and update it regularly, you can build up an income from the ads.

Another site, writingup.com, will host a blog for you and place Adsense ads on your pages. This site requires you to have an Adsense account and shares the profits with you in return for directing the traffic to your blog and advertising for you. The ads are always present on your blog, however, part of the time the income from these ads goes to you (the owner of the blog), and part of the time the income goes to Writingup.com. The ads on your blog are divided 50% of the time they are yours - you get the income, 50% of the time they are Writing Up's - they get the income.

Bloggerparty.com also works similar to Writing Up, and requires you to have an Adsense account. They host the Adsense adds on your web site (sometimes theirs, sometimes yours) and drive traffic to your site, as well as advertise it for you in return for sharing the Adsense profits. Again, part of time the Adsense revenue goes to the blog, and the remaining time it goes to Bloggerparty.com. The percentage for this site is 50% of the time, the ads will be yours, and the other 50% of the time the ads will be Blogger Party's. If you place a blog on this site, you will have to share your Adsense revenue with the host.

A self publishing site that allows you to publish your work for free is lulu.com. For a small commission - which is not paid until AFTER your work sells - you can self-publish books, e-books, and most anything else that can be published. You can create professional looking results with little time, and no up-front expenses. They also advertise and sell your work directly off of their site. If you are looking for a way to publish some of your work, but don't want the hassle of going through a traditional publisher, or don't want the expense of most self publishing companies, this is a very good option.

One of the most important things to remember when looking at a money making opportunity is to check the source out thoroughly. Do they belong to the Better Business Bureau? If so, what kind of rating and reputation do they have with them? If they do belong to the bureau and do not have a good reputation with them, stay away from the site!

If they require YOU to PAY them to work for them, then look out. The chances of actually getting what you paid for in this case are slim. There are some exceptions to this rule, like purchasing a turn-key web site. This is not the sort of thing I am referring to here. I have seen many online work at home opportunities that require you not only join, but pay a yearly or monthly membership fee to receive access to their databases and job listings. I do not trust theses sites, as if they are referring you jobs, they are probably already getting a percentage of the pay, and they then charge you a membership fee on top of this.

If you are looking for a work at home, internet based money making business or web site, then I would recommend is that you remember the old faithful rule: "IF IT SOUNDS TOO GOOD TO BE TRUE, IT USUALLY IS!" If you are not very careful and critical when looking for opportunities, you can easily get caught up in their promises to earn very large sums of money very quickly.....THERE ARE NO REAL GET RICH QUICK SITES. If you want to earn money on the internet, it can be done, but you will have to work for it and put some effort into it.

Just always remember to check any possible opportunities out carefully before signing up. Ask your friends and family if they have ever heard about the site, sometimes word of mouth and other people's experiences are the best way to tell the good from the bad. If you know someone who is actually making money from a site, then it is probably okay.

During my past seven seasons as a tax preparer, the tax preparation industry has been coming up with ways to capitalize on two popular trends in America today. Through various software packages and refund options, convenience and instant gratification (in this case speed of refund) have become standard services offered by many tax professionals in the form of online filing and money now loans. The IRS even allows individuals under a certain income level to efile their taxes online for free. As I attend various tax seminars offered by the IRS and talk with other tax professionals, as well as offer advise to friends that have their returns prepared by others who get them big tax refunds and now are getting letters from the IRS, I believe that in the next several years tax mediation will become even larger business for tax professionals.

A tax mediator is a tax professional (Enrolled Agent) that is licensed to represent tax payers before the IRS. Enrolled agents (EAs), like attorneys and certified public accountants (CPAs), are unrestricted as to which taxpayers they can represent, what types of tax matters they can handle, and which IRS offices they can practice before. EAs take an extensive test much like that of a CPA, with the only difference being their test focuses strictly on taxation. Unlike CPAs and attorneys who are licensed by states, EAs are licensed by the U.S. government.

When a tax payer receives a letter from the IRS stating they have reviewed their tax returns and have determined they underpaid their taxes for a certain year, that individual would then contact an enrolled agent to assist them. In other words, the tax payer is being audited and would turn to an enrolled agent. An enrolled agent would be a better place to start, as opposed to a certified public accountant, because not all CPAs specialize in taxes, while all EAs are schooled only to deal with taxes. The EA reviews the return in question and communicates directly with the IRS on the behalf of the taxpayer, so they don't have to worry about that. In most cases they have been able to negotiate a much smaller settlement than what was originally requested by the IRS which is why when an individual gets audited it is best for them not to try to resolve the matter on their own.

The main reason I believe that the distinctive letters EA will become as common as CPA is because of the high number of returns being questioned by the IRS. In a seminar I attended two years ago, the speaker from the IRS warned the room full of tax professionals they were beginning to believe a large number of individuals were exaggerating numbers on their returns. Just this past December an ex IRS auditor now turned EA told me that she had certain things she looked for on a return that lead her to automatically audit that individual. She said that sometimes the information turned out to be justified and no further action was taken by her office, but more often her hunches were correct and the tax payer was then responsible for paying back taxes and penalties. The tax payer got that large refund but ended up paying it back to the IRS and then some, on top of the penalties and interest they had to pay for the back taxes, the services of an enrolled agent are not cheap.

Auditing past year returns and getting back extra money is big business in the tax industry. Even some of the leading tax preparation businesses advertise amending tax payer's returns and getting large sums of money back. Their claim is they will review the return and get extra deductions and credits to increase your refund. In some cases this is actually justified because the original preparer left thousands of dollars off your return that could have been legally claimed. In this case the tax preparer doing the amendment should be sure to send along all documents that support the claim for a larger refund with the 1040X. This will eliminate any confusion and questions from the IRS.

The housing industry has recently taken a shift to where the big money in real estate is in purchasing foreclosures at low cost and reselling them at market value. Those that come in and stop foreclosure are actually providing the home owner a great service because once the house is foreclosed that stays on your credit report for 10 years. Many home buyers purchased houses before they were ready as they fell prey to predatory lenders and are paying for it now.

And just as those sub-prime and interest only loans allowed many Americans to purchase homes that are now being foreclosed on by banks in record amounts, those that continue to reap the early benefits of exaggerated tax returns take the risk of dealing with the IRS soon. If that letter comes from the IRS and they say that they have calculated your return and you have understated your income and now owe an additional $6500, make sure you find a good enrolled agent.

Numbers don't lie, and here are the data on the impact he has had on the lives of Americans:

A small number of states continue to be the hardest hit. California, Florida, Arizona, Illinois and Michigan account for half of the nation's total filings.

Many analysts believe that housing cannot recover in markets where unemployment is above 10%. Low interest rates on mortgages have not aided home sales, at least not in a measurable way. Government's attempt to rectify the situations have had mixed success. Tax credits, offered early in the year, boosted buying activity, but those benefits expired in April. The Home Affordable Modification Program (HAMP), meant to refinance mortgages to keep people in their homes, was simply a failure.

Another problem that faces the housing recovery is that many potential home buyers believe that prices could go even lower. S&P forecast that home prices could drop another 7% to 10% this year.

James J. Saccacio, chief executive officer of RealtyTrac, offered little hope for the beginning of 2011. He said "many of the foreclosure proceedings that were stopped in late 2010 -- which we estimate may be as high as a quarter million -- will likely be re-started and add to the numbers in early 2011."

A foreclosure cleaning business is a service that handles interior and exterior cleanup and ongoing maintenance of foreclosed homes. With the astronomical number of foreclosures on the market today, the industry is growing by leaps and bounds. According to analysts at Amherst Securities Group LP, an approved underwriter for the Federal Home Loan Bank System, Freddie Mac, and Fannie Mae, one in five homeowners could lose their homes. They also report that even "modified" mortgages are re-defaulting at an astounding rate of 50%.

How to Simplify Bidding Confusion

For the foreclosure cleanup business owner, bidding on jobs can be confusing due to the sheer number of services a business can offer. Small businesses in this line of work often offer services inclusive of the following: Debris removal, cleaning, lawn work, pressure washing and gutter cleaning, carpet removal, carpet cleaning, securing and boarding doors and windows, changing locks, temporary roof repairs (adding tarps), minor repairs and more. Many services also offer pool cleaning, inspections and mold removal in a market overflowing with foreclosures.

To simplify the bidding process, there are four key costs an entrepreneur should always calculate for each job when bidding on work, no matter which category of service a company offers. They are as such:

(i) Labor. As a foreclosure cleanup business owner, one must calculate labor costs. Many small businesses start out using subcontractors or manual laborers from employment agencies. Subcontractors may charge a job rate; while employment agencies will charge an hourly rate for each employee used.

(ii) Supplies. Supplies for a job can encompass everything from cleaning supplies and garbage bags, to goggles, gloves, pool solutions and more.

(iii) Equipment Rental. Many smaller companies start out with equipment they already have in their garages. As the need for equipment not on hand arises, businesses often rent items like trailers, pressure washers, commercial ladders, and the like, from home depot type outlets.

(iv) Miscellaneous Fees. Miscellaneous fees encompass factors such as gas, garbage dumping fees, box of bottled water for the crew, and more. (Some miscellaneous costs will include unforeseen expenses such as, for example, orange vests for the crew in an unforeseen high-trafficked area. These vests can run from $7 to $15 bucks each, but can be items loaned temporarily to a crew for a specific job and kept on-hand for future use. But that initial expense may fall under the Miscellaneous category for a specific job.)

Estimate Bids Strategically

If a foreclosure cleanup business owner has a pretty good gauge of the four key costs above when bidding on jobs, and they factor in indirect costs and company profit margin, they will always make a profit on their foreclosure cleanup jobs.

But if they give a price off the top of their head, without considering labor, supplies, equipment rental and those inevitable miscellaneous fees, they may secure the job, but they will have underbid. The price they give will leave them in the negative on a job, or the amount they earn will not be enough to warrant having won the job.

Figure Out What Went Wrong in Underbid Scenario

Business is all about learning; each foreclosure cleaning job will teach something valuable. If a job is underbid, the owner should simply dissect what they did wrong, where they overspent, overpaid, and ultimately underbid, and use that lesson to bid appropriately on the next job. It's not about winning bids; it's about winning bids and being in the black (making a profit).

Entrepreneurs should calculate bids strategically, and ultimately bid on jobs to leave them with a nice profit at the end of the day.
